• Pricing*: I will provide a comparative market analysis to help you determine the most effective listing price for your property.
• Getting your property ready for sale*: There are proven ways to enhance your property to achieve the best price obtainable for your property.
• Property profile book*: I will prepare a detailed book containing important information for prospective buyers.
• Cost sheet: I furnish you with an estimate of the proceeds you can expect to receive upon the sale of your property. What's your net gain?
• Inspections and repairs*: I attend all inspections. If a buyer is going to ask for money or repairs because of a defective item, I will know if it is a valid claim or not.
• Communication: I provide regular updates (every Wednesday) regarding the activity on your property and the responses from other agents and their clients.
• Buyers*: I pre-qualify buyers - if they make an offer but don't have the financing to back it up, I will let you know.
• Offers*: I review with you all purchase offers as they are presented, prepare a sellers' net sheet, advise you and assist you in all contract negotiations.
• Solve problems during Escrow*: I monitor your transaction and keep you informed of all inspection, mortgage, title, escrow and other procedures necessary toward a successful closing.
• Closing and recordation: I attend the close (signing of escrow documents) with you to review all the figures and documents.
• Legal Issues*: Tierra Antigua and I make sure you are compliant will current real estate laws. I will guide you regarding all necessary disclosures.
• Follow up: I follow up with you to be sure that you are fully satisfied with the transaction and that there are no unfinished items to attend to.
